Sunstone Development and Construction, led by Daniel Boveington, undertook a year-long restoration and renovation of the historic 1903 office space for the Fourth Avenue Merchants Association (FAMA) following severe interior flooding that resulted in structural and interior damage.

Project Scope and Key Enhancements:

Structural and Foundation Repairs

  • Complete removal of all flooring and repair of the foundation, addressing areas that had sunk over time.
  • Installation of concrete footers with jacks to stabilize and support the structure.
  • Full reconstruction of the subflooring system to restore integrity to the building.

Mechanical, Electrical, and Plumbing Upgrades

  • Complete overhaul of rough plumbing to meet modern standards.
  • Electrical service upgrade to accommodate contemporary office needs and technology.
  • Relocation of HVAC system to the attic crawl space, optimizing interior space and efficiency.
  • HVAC repairs and upgrades to enhance climate control and energy efficiency.
  • Full renovation of bathrooms to meet ADA compliance standards.
  • Wiring upgrades and a new server room to support modern IT infrastructure.

Interior and Functional Improvements

  • Replacement of the outdated kitchen with a modernized design.
